March 05, 2014So, you have decided to sell your home. You have hired a Realtor and now you're waiting for the offers to pour in. There are a few things you can do to help ensure your home gets top dollar…. get your home in show condition!
One of the most important things you can do is to de-clutter your home. Have your home in pristine condition, your home should be cleaner and less cluttered than it's ever been.
There is no way of getting around the curb appeal of your home. The front of the home is the first thing prospective buyers see, so make it beautiful. Good home and yard maintenance is a must. Also, take a look at the foyer. Most prospective buyers enter your home through the front door, so that's a prime spot to make some improvements. Apply a fresh coat of paint if it's looking dingy, eliminate or hide all clutter and clean out the coat closet so it looks more spacious.
You will want to hike the versatility of your home. New buyers won't necessarily want a pink girls' room or a whole room devoted to sewing. Paint gender-specific rooms in more generic, neutral colors, and reduce the "kids' room" effect by storing large collections and personal items. The more versatile your home, the more buyers will be able to see themselves living there.
If you take these simple steps, you will increase your chances of selling your home by broadening its appeal to more potential buyers, and if you take these simple steps your Realtor will love you for it.
