Valley Center is in the midst of a small housing boom. This continues, although at a somewhat cooler pace, even though home prices have fallen the past year. We consulted with planning group Chairman Keith Simpson and Fire Marshal Joy Justis to find out which projects are ongoing and what building we might expect to see in the coming year. Live Oak Ranch, a development of the Live Oak Development LLC, will be located on Cobb Lane south of Valley Center Road. Grading work has begun on this project, which will have about 146 residences on 317 acres. The development is at the corner of Cobb Lane & Valley Center Road, adjacent to the middle school. Construction will be in six phases. The first will build 32 homes. The developer has obtained $15 million funding for the first phase, which includes $11 million for water and sewer services and building the water reclamation (sewer) plant that will process 40,000 gallons per day. Orchard Run. This project, which has been around in one form or another for more than 20 years, would build about 300 units on 118 acres, including some apartments. Last year the project appeared to be inactive since builder D.R. Horton withdrew from the project, however developer John Belanich has asserted several times publically that he has the wherewithal to build it. Orchard Run may be developed at any time because proponents have been granted time extension on its Tentative Map. When built, the project would probably connect to an expanded Woods Valley Ranch water treatment plant. Village Square: 186,000 sq. ft. commercial retail and 63 condos development on 73 acres; on the northwest corner of VC and Cole Grade Roads. Owner is VC Associates. Applicant is Weston Communities. This project, while not officially dead, is not officially alive either. South Node Shopping Center: Land owners in the South Node have indicated that they want to move forward and build their own water treatment system so that they can build a small shopping center that would include a Major Market. Lilac Ranch proposes to build 354 units on 949 Acres on Lilac Road. Owned by Wolfsheimer/Stutz, this development was inactive for about a year after Empire development group withdrew. However, now it has a new development group associated with it, Sage Community Group and has begun to move forward. Paradise Mountain Ranch: This major subdivision of 31 lots on 250 acres will be located on Paradise Mountain Road, east of Sierra Verde Drive. Current status of the project is unknown. Woods Valley Ranch: Largely completed,
this project, built around the golf course, will have 270 residences
total. Castle Creek Condos This development will create 73 new condominiums on six acres for senior living at Castle Creek and Circle R. This project is actively moving through the planning project. Berry Road: This project of 22 homes has started to build. Sundance Ranch Project, which had planned to build 79 lots on 260 acres, is officially dead now. Other projects that are pending include Pauma View, 51 residences; Old Castle, 11 homes, Aerie, 26 residences; Betsworth, 56 homes. |
